Included In A HIP:

The Mandatory Documents

An index (i.e. a list of the contents of the pack). This has to be updated when you amend the pack, that is include/remove or update any documents.
A sale statement which summarises terms of sale.
An Energy Performance Certificate (EPC). This will provide A - G ratings on the energy efficiency of a home, plus advice on how to make further energy savings. Only fully qualified and accredited assessors are authorised to prepare an Energy Performance Certificate.
HMLR official evidence of title: An official copy of the individual register and an official copy of the title.
Standard searches (i.e. local authority enquiries and a drainage and water search)
A copy of the lease (where appropriate)

Search providers used by South Wales DEAs to compile mandatory documents within a HIP are sourced from firms registered with Property Codes Compliance Board as subscribers to the HIP Code and/or Search Code. All documents provided are individually Insured by the relevant search provider. In addition the completed HIP is covered by our own Professional Indemnity Insurance.
